The Home Selling Process:

First, consult your Agent to address questions and concerns you may have about the sales process and the current market, and to help you determine the current market value of your home. Your Agent can also help you estimate the expected net proceeds from your sale based upon the market value, your loan amounts, and typical closing costs.

Next, sign a listing agreement with your Agent. The parameters in this contract to sell your home are the length of the listing agreement (3-4 months is about right), the sales price, and the commissions paid.

Remember that commissions are negotiable. Typically, I charge 5-6% for a listing, depending on the sales price and the amount of work required.

Keep in mind a few things regarding commissions:

  1. Sellers pay commission rather than buyers simply because buyers are already paying up to 3% in closing costs, and must also come up with a down payment.
  2. Typically, half the commission paid by the seller is offered as an incentive to the cooperating broker to bring a qualified buyer to the deal.
  3. Commissions are always paid to a brokerage, not directly to the agent. The broker splits the commission with the agent, and then taxes are paid. So the agent does not earn the full commission that the seller is paying, which is something to consider in making sure your agent is fully incentivized to provide you with the best possible service and produce the best possible results. Your agent is your advocate and close adviser, and is only paid for his or her work when the deal is successfully closed.

What I do for you as a Seller:

  1. Prepare extensive disclosures on your home with your input. Not only is this a legal requirement, but it also prevents buyers from negotiating a price reduction due to undisclosed material facts uncovered during the buyer’s inspection period, and avoids future liability of the seller for undisclosed material facts discovered by the buyer after the close of escrow. I will coordinate inspections needed for proper disclosure, order the appropriate reports, and prepare all the documentation necessary.
  2. Help you prepare your home for the market with advice on work to be done, such as painting, cleaning, and curb appeal, and coordination of the staging of your home. I will pay for your home to be photographed, as well as for the preparation of all marketing materials.
  3. Market the home on the multiple listing service (MLS), on the internet, and in print, as well as hold the home open for a Broker’s tour and one or more Sunday open houses.
  4. Negotiate the terms of the contract. Once you have received an offer, I work on your behalf throughout the process to negotiate the best possible price and terms for you, from the initial counter offers through final contingency removal.
  5. Handle all the paperwork and coordinate all participants in the deal to ensure a smooth close of escrow.
  6. Provide you with a full set of documents after closing for your records.
